This is a list of our current projects under construction. Whenever we prepare a project we do a full analysis on the profitability of the project for our client. This involves assessing the total build price and comparing the project to completed houses in the region prior to starting the project.
This report gives the client an indication of potential equity gain if keeping the project or profit gain if on-selling at build completion. In addition the report analyses the potential rental yield for the project.
Often the build can take 12 months or more to complete depending on title date for the land so in all cases the potential equity gain and the actual equity gain on completion can vary dramatically. If you take project 1213 for example which is now completed and on-sold the estimated return on completion was estimated at 12% but the final return on completion was 66.26%. Needless to say the client was over the moon.
Our average equity / profit gains currently sits at 19.86% but that is because most of the builds are still currently under construction. We believe our average returns will continue to increase as more projects reach completion.
The other point to note is that each project is built specifically for a client who has ownership and full security over the project at all times and most of our clients build repeatedly with us.
